How long is my warranty?
Unlike most other builders, the Perry Homes workmanship warranty is 2 years from the date of closing. The structural warranty is 10 years.

My outside outlets are not working.
The Ground Fault Circuit Interrupter (GFCI) which is located in the garage has most likely been tripped. In order to reset, simply push the reset button on GFCI.

How do I reset an electric breaker that has been tripped?
There are separate electric breakers inside the main circuit panel that control different areas of the home. Each of these breakers are labeled. The breaker that has been tripped will be switched in a different position (all others are switched in same position). The breaker needs to be completely switched off and then switched back on in order to reset.

Where is the main gas shut off valve?
The main gas shut off valve is located outside at the gas meter.

Why are my smoke detectors beeping?
If they are not sounding an alarm that you need to heed, it may be time to replace the batteries.

Why do my windows condensate or sweat?
This occurs when there is humidity in the home and the humidity comes in contact with the coldest area of the wall (which is usually the windows), and pulls moisture out of the air causing the air to condense.

Why is the drain line above my window dripping?
This drain line is the secondary drain line for the air conditioner system. It usually means that the primary drain line is clogged and is a signal to contact the air conditioning company.

Why is there noise coming from the sink or tub in the secondary
     bathroom?

The noise could be coming from the drain line, which is also used as the primary drain line for the A/C system. The noise is heard when the A/C system is operating.

Why does the garage door close half way and then go back up?
Usually when this happens, there is an obstruction of some kind in the door's path that needs to be removed before the door will close properly.

Why are there cracks in my sheetrock and trim work?
Small cracks and separations are typically signs of slight settlement of the framing and construction materials. This should be considered a normal maintenance item.

What are the hours warranty service is performed?
Warranty repairs are performed between the hours of 7:30am-5:30pm, Monday thru Friday.

What do I do in case of an emergency?
In case of an emergency, you should contact emergency service personnel (e.g. fire department) or the relevant utility provider (e.g. gas company, electric company, etc.) as appropriate. Perry Homes does not provide emergency response services.

Can I pay my own contractor to perform work and expect a
     reimbursement?

During the warranty period, all warranty work must be performed by the original contractor. The Perry Homes warranty is a repair warranty and does not provide reimbursement for work done by a third party repair company.

Do I have to be home when warranty is performed?
There must be someone 18 years of age or older present who is authorized to provide access and sign customer service documentation when warranty work is performed.

What precautions should I take prior to freezing weather conditions?
The most common precaution is to wrap exposed plumbing pipes (e.g. irrigation, hose bibs, etc.). Also, don't forget to cover all plants and vegetation.
